As the global economy continues to digitize, data centers are experiencing unprecedented growth across all regions in 2025. The global data center market has reached $213.6 billion this year and is on track to hit nearly $500 billion by 2033. Capital expenditure has soared to $430 billion in 2024 and is expected to jump 25.8% to $598 billion this year.

North America remains the leader in the market, with Northern Virginia growing its inventory by 43% year-over-year in the first quarter of 2025. Asia Pacific isn’t far behind, having added 1.6GW of new capacity last year. China’s data center market is expected to nearly double from 4.27GW in 2025 to 8.26GW by 2030.

Regional competition intensifies as North America leads, Asia Pacific accelerates, and China’s capacity is set to double within five years.

The surge in demand comes from multiple sources. Cloud adoption, AI workloads, edge computing, and IoT are all driving the need for more data center space. The rollout of 5G networks and increased digital content consumption are particularly boosting growth in the Asia Pacific region. Tech giants like Microsoft and Amazon are securing long-term contracts with nuclear facilities to ensure stable power for their expanding AI operations.

Supply can’t keep up with demand. The global vacancy rate has dropped 2.1 percentage points to just 6.6% in early 2025. In nine markets, 100% of capacity under construction is already preleased. Global capacity is growing at 15% annually, but it’s still not enough.

Prices are rising as a result. Global pricing increased 3.3% year-over-year to $217.30 per kW per month in Q1 2025. Major tech companies are investing heavily, with Alphabet, Microsoft, Amazon, and Meta pouring nearly $200 billion into data center infrastructure. The industry’s shift toward green data centers is becoming increasingly important as sustainability concerns mount alongside the explosive growth.

Power availability remains a critical challenge. U.S. power demand for data centers is expected to triple from 25GW in 2024 to over 80GW by 2030. Data centers are projected to consume 12-13% of U.S. power grid output by 2030, highlighting the urgent need for energy solutions. This has pushed development to new locations like Richmond, Santiago, and Mumbai.

Some companies are even considering nuclear power as a sustainable energy source to meet their growing needs.
